San Fransisco Pier 70 Case Study
Pier 70’s Building 12 is listed on the National Register of Historic Places as a contributor to the Union Iron Works District.

Constructed by the Navy in 1941 as part of the World War II shipbuilding effort, Building 12 is meant to both convey the neighborhood’s historic role as an industrial powerhouse and to create a place for the current and future generations of San Francisco manufacturers.​

When designing the renovation, the architects looked for a way to allow the historic use and structure to remain visible and to include several character-defining features of the historic building. “The existing building structure, for example, is made up of massive built-up columns and trusses with visible bolts and rivets, and multiple layers of paint. This existing structure remains visible and somewhat raw as it has a very tactile and handmade quality.” explains Ariane Fehrenkamp, senior project manager at Perkins & Will.

Everbrite coating was used on the rusted metal sections of the buildings to not only preserve the historical aspects of the design, but also to encapsulate rust, lead and old paint. This encapsulation prevents rust from dripping onto the new concrete walkways and lead from being emitted into the environment.

The accomplishment is the result of collaborative efforts from various teams including owner Brookfield Properties, architect Perkins & Will and contractor Plant Construction Company. Jerry Thompson Painting prepared the substrates and applied the Everbrite in accordance with the specifications which are available upon request.
